Institutional funded PRS – LINQ Housing

We advised Genesis Housing Association as the seed investor of a new institutional PRS fund. The fund is designed to be scalable and to allow streamlined investment from all suppliers of PRS units for institutional take-out and long term fixed income investment. The fund will reduce investment costs to deliver the net return, which is so critical to this sector.

Vista & Manchester Waters

We advised Vista, the UK residential property fund established via a joint venture between Countrywide plc and Hermes Investment Management, on the forward purchase of the first phase of Manchester Waters from Rowlinson Constructions for £23 million. We advised on the forward purchase structure, including contract negotiations, tax and construction advice.

Essential Living, Archway Tower

Essential Living purchased the 16 story, 80,000 sq ft Archway Tower for conversion from commercial offices into a new, 100 property, high-end residential development.  We secured planning permission by the application of office to residential permitted development rights, thereby avoiding requirements to provide affordable housing. We also advised on the application and appeal to obtain planning permission for the recladding and ground floor remodelling works and negotiated s106 deed for car parking/restrictions on residents parking permits.

Local Authority joint venture, Aspect Homes

Aspect Housing is an innovative way for local authorities to partner with housing associations, third party investors and developers to deliver market and discounted market PRS in their respective areas of investment.

This umbrella joint venture structure will provide opportunities for the JV partners to participate in individual site investment SPVs which are flexible to permit high, medium and fixed long term investment returns depending on requirements and risk appetite. The structure will facilitate third party investment through reduced set up costs and efficient finance designed to suit the requirements of the individual participants including funders, developers and long term institutional investors. The structure will offer exciting opportunities in relation to planned PRS development which is of specific interest to local authorities and their funders.
