Lease extension

The Commonhold and Leasehold Reform Act 2002 together with recent case law developments have opened up the statutory right to extend the lease of a residential flat (or house) to a wider audience including social landlords, investors and owners of higher value houses.

Our team of specialist solicitors act for corporate and individual clients both as landlords and tenants, applying our knowledge and providing a practical commercial approach to their situations. We are here to assist you, whether you are a tenant wondering whether it is the right time to commence the procedure or a landlord in receipt of a tenant’s lease extension notice.

We act for:

  • Social landlords (on both sides of the equation) dealing with either the exercise of these rights by a tenant or seeking a new lease for a social landlord, i.e. where it holds possession of flats through a head-leasehold interest.
  • Landlords in receipt of a tenant’s notice to extend their lease.
  • Tenants seeking to extend their lease.
  • Intermediate landlords either in relation to the element of the premium payable to them where their tenant extends or their claim for a new lease.
